Preview Orientation
|
|
This 10 hours/2 days programme is designed
to provide potential transferees and their families
with a preliminary overview of the host city.
The area preview serves as a support in the
decision making process and is often done prior
to the employee's acceptance of the position.
The purpose of this pre-visit, which usually
take place 1-2 months before the actual relocation,
is to acquaint the transferee with the local
living conditions and sets the foundation for
an organized and comfortable transfer in addition
to providing peace of mind.
The First Step orientation
programme includes area familiarization, assistance
with school selection and identification of
housing options. The scope of these services
is based upon the needs of the transferee and
the goals of the visit.

Highlights
of the programme:

Relocation
Profile. This pre-departure questionnaire
details the transferee's concerns, interests
and specific needs. This guides us to prepare
all necessary arrangement for the visit.

Pre-arrival
Assistance, by any means of communication,
will help prepare the transferee and the
family for the visit.

An
Information Package is presented to the
transferee upon arrival. The package contains
up-to-date relevant information, including
maps and a comprehensive Bangkok guide book.

Orientation
Briefing. The first step towards integration
is achieved through this briefing, which
gives an overview of the city infrastructure,
in relation to location of work, schools,
popular housing areas, shopping centers,
hospitals, sports and recreational facilities,
and other places of special interest expressed
by the transferee.

Orientation
Tour. The area tour is partly standard and
partly tailor made to the transferee's needs.
It includes the central business district,
shopping areas, medical facilities, recreational
facilities and popular housing areas. We
may arrange school and kindergarten visits,
or accompany the transferee to a banking
institution.

After-service.
When returning home, the transferee may
have further questions, which we will be
pleased to answer within the scope of our
remit.

Our consultant will accompany the transferee
and the family throughout the visit, and is
supported throughout by our team of experienced
resident counselors, who between them will find
the answer to all pertinent questions and concerns.

Finding
A Home
|

The objective of this 15 hours (3 days)
programme is to help find a home and to feel
at home, and is based on input from our client
company and the transferee, such as budget,
location, and which kind of housing is required.
We cooperate with professional
real estate agents, who maintain up-to-date
housing databases. However, we are independent
from them, and are dedicated to our clients
to get the best value for their housing budget.
Together with our preferred
real estate agents we carry out an in-depth
analysis of possible appropriate housing and
the most suitable areas to live in, which fulfill
the transferee's specific housing requirements.
In the days prior to the
transferee's visit, we personally view and shortlist
the most appropriate housing, which match the
accommodation needs with the homes currently
available in the market.
We make all the appointments
and preparations for showing prospective homes,
and accompany the transferee during the entire
programme.
The 3-day 'Finding a Home'
should be spaced over maximum one week. We strongly
recommend our company clients/transferees to
make an early commitment with a letter
of intent to secure their preferred new home.
If a commitment is postponed, the desired housing
may be off the market, and a new programme may
have to be carried out at additional cost, in
time and money, to the client and transferee.

to Thailand
|
|
This 4-parts, hands-on programme is designed
to provide valuable assistance, essential understanding
and relevant information to quickly and smoothly
adapt to a successful living in Thailand. The
programme comprises:

SETTING-IN
ASSISTANCE
|
|
5 hours. Our team of consultants provides
a wide range of settling- in assistance, such
as rental car upon arrival, temporary accommodation,
opening of bank account, credit card application,
car purchase guideline, car insurance options,
direction to obtain a Driver's License, arranging
with driving lessons, medical facility options,
direction to local authority and embassy registration.

AREA
ORIENTATION
|
|
One day/5 hours. Our consultant will
accompany the family on a tour around the neighbourhood
of their new home with the aim of quickly becoming
familiar with the area and its public services.
These include the post office, public transportation
stations, shopping centres, restaurants, hospitals,
clinics, police stations, the government district
office and places of worship.

TOP-TO-TOE
CROSS-CULTURAL TRAINING
|
|
3.5 hours session. In this programme
the transferee learn and understand how to interact
in Thailand with its different culture and traditions,
both in private and in a professional capacity.
We talk about the social taboos of Thailand,
the class system and how it functions; the do's
and don'ts. In short, we offer the tools with
which to forge friendships, deal with difficult
situations and gain confidence.

HOW-THINGS-WORK
IN THAILAND
|

3.5 hours session. This interactive programme
provides information on practical aspects of
life: public transportation options, postal
system, purchase of home appliances, household/personal
liability insurance, school issues, maintenance
providers, places of worship, recreation/leisure
activities, clubs & organizations, and emergency
services. In addition, we offer an insight into
Thailand's political, social and economic make-up,
the justice and educational systems, key governmental
departments and administrative processes. We
also include a discussion on business and social
issues.

When transferees complete their rental
or employment contract, they are preoccupied
with either moving within Thailand, or the challenge
of relocating to another destination and another
job.
One of the things overlooked
during this stressful period is to secure the
refund of deposits paid on property and utilities.
These are usually refunded 1-2 months after
termination of the lease, long after the tenant
has left. Furthermore, the refund of deposits
is linked to the payment of eventual damages
to rental property and settlement of utility
bills. We offer professional assistance to obtain
a fair assessment of damages to rental property,
and the timely refund of security and utility
deposits.
The 'Settling Out' disconnect
service programme takes about 8 hours.

How
does it work?
|
|
Prior to the end of the housing contract,
our consultant contacts the tenant and reviews
the transferee's original move-in inventory
inspection document.
The consultant meets with
the tenant for an inventory check and
notes the condition of the items on the list.
Where necessary, photographs are taken as evidence
to determine 'wear and tear' versus damage.
In particular, special attention is given to
fixtures and fittings such as marble floors
and holes in walls from hanging pictures.
The consultant advises the
tenant on the appropriate action required, minimizing
or avoiding claims against the property deposit.
The consultant also liaises with the utility
suppliers to arrange the termination of services
and the refund of the deposits.
On the day of the move,
the consultant meets with the tenant and landlord/agent
for a final walk through of the property, making
notes of the Landlord's comments and assists
in the negotiation of any damage costs. Our
consultant is the liaison person between all
parties, maintaining contact with the client
company to ensure that all deposits have been
satisfactory negotiated and refunded.

Rental
Agreement Negotiation Assistance
|
|
In Thailand, residential rental agreements
have not been standardized. In this programme
we offer our client/transferee full support
with explanation and understanding of the terms
in the lease, and as required, to firm up the
rental agreement to include such provisions
as early Termination, Diplomatic Clause and
Option to Renew the Lease.
Additionally, we may assist
our client/transferee with the actual lease
negotiations.

Inventory
Inspection & Utilities Connection
|
|
With this programme, we arrange a walk-through
of the new home jointly with the landlord and
tenant to inspect the facilities and make an
Inventory Inspection Report, which may constitute
the basis for future Disconnect Services.
In addition, we can arrange
for utilities connections.
